I'll be the bad guy for you

Marco Santorelli did a zoom call with me and seemed like a stand up guy. 

The guy has already stated that he doesn't live there so that alone proves that he knows that was never the intended use (is their a police report or statement for your file?).

I need to research this guy and his program more.

(As AZ and your current state will fight over who gets to tax your gains with the federal government.)I have to throw most of the shade on your horrible tax guy/cpa who didn’t tell you renting it out was a $50-$100k mistake. 

My first rental I asked the guy at the closing table how much he usually got for rent and he told me he could pretty reliably get 300-400.

I once had a guy get behind on his rent. 

I was cold calling an off market property and the guy laughed at me because I asked if he would take somewhere around an 8 cap (obviously i didnt say this, I gave him a ballpark number) and he shared with me that these properties are trading at 5.3 cap.

While I often “trade” properties, a friend of mine is a buy and hold guy.
