Now that I have the proven experience, and proven numbers of this working I want to leverage the experience I have in some way friends have recommended creating some form of course but I think I'm too green for that haha I need to buy a home for STR first before I contemplate that.

I agree with @Jonathan Greene that the question is vague, so my advice will have to be as well.The short answer: MTRs are real estate, so just like all real estate, any place that can long-term-rent cash flow with increasing jobs/population can be a suitable site to purchase.

I have thought about Fundrise (medium success when I invested there), Crowdstreet (I have not invested there but might consider), farmtoghether (20k invested there already) and groundfloor (bad experience so not looking to invest there).Any advice will be appreciated.There is no greater wealth than peace of mind - Buddha - you have not been into syndication and crowdfunding mess looks like :-) it always looks green in other side of the road LOL

So this bank did the final part of their underwriting 2.5 months into the process while my 2nd lender (the one that I finally went with) was able to give me the green-light after only 2 weeks...

Or find a property that is under-utilized or has below market rents.Otherwise, you could also do the OPPOSITE of the great advice from @Jonathan Greene and buy a property with multi-bed units or live in the larger unit and rent out the smaller unit - while getting a roommate(s).
