Although there is obviously a direct correlation between offer price and net price which keeps both %'s fairly consistent with each other, this topic of offer vs net has been a major disagreement between me and Greg H since this chain began. 

Arizona just passed a law that gold is good for transactions.

LPG is the gold standard in Toledo.

There is tons of opportunity here but it's really important not get caught up in the fools gold many out of state investors get caught up in.

But hunting for deals in the retail pond will provide less than desired results...unless of course the investor wants to pay near retail and bank on appreciate...which of course is fool's gold. 

If you know the market and if its desirable area that is like finding a pot of gold.

Banks or financial groups won’t do that outside their market.What you offer is gold.

This is before the "Gold Rush" of building and immigration in Hillsborough and our surrounding Counties on the beaches.
