With you being a GC you can do better then most investors since everything can be done by you and not hired out.

If you're in real estate, whether as an agent or a developer, SB-9 in San Diego City is something you need to have on your radar and smart investors can make it work to their advantage.

Let's of NYC investors look at other cities in NY, Rochester, Buffalo, etc... they can drive to them to see them, and they know the state well enough to feel comfortable.Most of the rust belt cities in NY offer cash flow as well. 

I have some guesses as to what the problem may be, but I need a good, investor-friendly plumber. 

I'm a senior investor, and never, in no way will I acquire something I have never seen.

I helped an investor get into a 3 bed 2 bath , 3 bed 2 bath duplex for 105k - each side is leased for 1250.  

And while nothing is foolproof the most consistent method of finding good vendors is relying on OTHER real estate investors that have worked with those vendors.
