Case workers look at things such as disability, are the potential tenants collecting food stamps, child support, do they have other income, SS, how many children, what ages are the children etc etc etc.....In your earlier comment you said average for 3bedroom is around $900.

I agree with the remote being a bad idea, I used one once in a bedroom with no wall switch at all for the center ceiling light, but I fixed it permanently in the wall holder that came with it.

From my experience, the reps at section 8 truly want to find suitable housing for their voucher holders hence I would be very suprised if they lowered the rent beyond the current rate.

So I for one think the 30k number in 20 years is a very realistic number to have to live a very nice lifestyle as long as you have no debt or minimal debt. health insurance auto insurance TAx on your home and utls food clothing etc is going to run folks at least 5 to 7k a month.. so what great life is one going to have on 3k a month.

This isn't common but we have had the following happen: former tenants, boyfriends/girlfriends staying after the lease holder left, family/friends of a neighbor in a multifamily situation, former owner or owners family after a foreclosure.
