We'll flip 40 homes this year and list another 20-30 on the retail market.However, that means that we have 300-400 verified sellers that we drop the ball on every year because we can't pay what they need.My imperfect solution so far is two-fold:1. we have an in-house real estate agent that helps retails buyers & sellers2. lock up the wholesale deal and refer it to another wholesaler in the area to market.

I read one article from a guy who says to have 4-5 sets of linens & towels, then when half of them are dirty, take them to a drop-off laundromat for wash & fold service.  

Force appreciation and time should carry us through the next downturn. 08 meltdown took no prisoners all asset class's had their troubles.. those with substantial equity rode through it those leveraged to the hilt were the ones' who folded..

We do outsource laundry, so a company will come and pick everything up, wash and fold it once or twice a week for $1.75 a pound.

So my thinking on why I can make it cash-flow positive is two-fold:  1) Start using a service that passes the cleaning fee on to the renter (like Airbnb), and most importantly, 2) update the cottage with modern finishes and décor where the new, professional pics will attract a much higher occupancy rate. 

The more blood, sweat and tears you give it now, it will pay you back 10 fold, later.

My reasoning here is two-fold I am more bullish on RE long term than the Market (and even more bullish on RE vs Market short term). 

My question here is two-fold - should we pick a city and then try to build this network, or feel out building a network in multiple cities and then pick a location based on where we can generate the strongest network? 

M.A.Di. homes has just begun shipping their folding "A" frame internationally and it sounds like they may have a production facility stateside by this time next year. 

Again, this is a tri-fold brochure, not a cheap looking yellow letter, so I think the price is pretty competitive.Curious if there are any thoughts on my strategy of using the tax records and focusing on out of town owners and if $1 per brochure mailed seems expensive.
