This warning of mine was WRONG: 1st warning: the stay must be finished in 2024.

My partners and I purchased a property late 2023 and finished the renovation and sold the property in March of 2024.

The flip has eaten up 230k and needs another 10k to finish in the next 30-45 days.

The cost segregation studies that typically yield the highest credits and deduction are for properties valued at $150,000 or more or that have lots of added features such as components to operate or high-end custom finishes.

Would love to see the finished product, looks like yall did well on the flip!! 

A picture is worth a 1000 words and a project we helped someone on in the UP was able to gain support and approval by getting renderings done showing what the finished project would look like.

For example, even if you finish the rehab in 1 month, not all lenders can refinance using the newly appraised value after month 1 but some can.

The process from start to finish is not as smooth as I would like but it's not awful.

I took a pause and finished my bachelors and stabilized my family since then.

I've been finishing up my Financial Planning degree at the University of Alabama.
