Just make sure your PM has excellent accounting practices in place as trust accounting can get out of control fast.

It's very sprawled out, it's a bunch of different pockets and growing suburbs.It's an excellent area, enough to where I'm heavily invested in it.

I only have 1 property to managed that is going to be about 9 miles from where my primary residence will be, I agree property manager is an excellent decision but for investors with more units. 

We have excellent locations to BURR  just outside of the city with lower buy in prices.

Philadelphia is an excellent market for fix-and-flip and BRRR strategies.
