And, sorry @Andrew Hogan, I have to disagree that 506(c) are higher quality than 506(b).  506(c) only became available in 2013, so there are many, many long time, proven operators that never made the transition to 506(c), simply because they didn't need to.

I completely disagree with @Rob K. if you like risk and are willing to risk loosing your investment, hard work and legacy, sure don't care about AP and not think about safeguarding it. sounds like a wonderful and well thought-out investment strategy.

we will cut 75bps next year2. historically, when rate is high and unemployment goes higher, and then Fed started cutting rates, it would be followed by recession 100% of times 12 months after the first rate hike due to higher unemployment,3. unemployment is at 3.7% but if one examine the detail, new job only available from government and hospitality service (server,etc)4.

I'm going to respectfully disagree with some of the advice in this thread.Ensuring that the occupants are caught up on bills tied to the house is silly because they're under no legal obligation to the new owner to be caught up on bills.
