@Noah Harms - if you don't know, Dave is the host of our BiggerPockets Real Estate podcast and also the head of RE investing here at BP so this guy is in the data every day and really knows what he is talking about. 

I see this mostly with new and inexperienced investors which is why I wanted to write this post to help newer investors avoid some of the pitfalls I see every day. 

U see i every day when borrowers get to the closing table and are shocked at their add on junk fees..

The city is growing every day and is a fun place to live.

I recommend starting there as the majority of your everyday materials will come from such a store and they have good return policies. 

Becoming more popular and less special every day, but there is a timeline where it will work for sure.
