As for what I can bring to the table, I'm an environmental lawyer, so while the rules of ethics (yes, we have them!)

I grew up in a small town (NorCal), learned a strong work ethic being raised on a family farm and worked my way thru college doing construction work: commercial and residential plumbing primarily.  

I have to point out ethics and laws do not always match up in my opinion.

@Grant Dennis @Russell Brazil nailed it.In any negotiation, real estate related or not, it's critical to understand the interests and goals of each party.The seller's agent is required by law and by ethics to get the best possible deal for the seller.

Ask for a referral to a good and ethical electrician.
