That said, as an experienced flipper who heavily relied upon a network of wholesalers I can whole heartedly endorse this approach of an equilibrium in buyers to deals, NOT the "let's blast each deal to the entire universe", which is no kind of relation, it's an annoyance, one that has us flippers looking for a replacement wholesaler in like kind.

Are you acutally meaning that you sell your notes with the " With Recourse endorsement on the reverse side of the note" My Dad did that in the 60 's and 70's in CA.Did not know if that was still a common practice.

I ask tenants to mail check or money orders to my po box for rent payments so usually don't need receipt....they can access endorsed check through their bank.I dont want to run around picking up cash both for convenience and safety...congrats on your rental!
