Yeesh, some of my assumptions back then about what would work are embarrassing....lol Well all I can say is as soon as you know everything and have a strategy, get ready to alter it in a couple years when you learn what you didn't know you didn't know.

I follow the rules and try to maximize my profits in a way which I'd have absolutely no embarrassment over if it were published on the front page of the NY Times.

If you'd like to not speak up publicly out of embarrassment, I understand, just pm me.

I have invested in hedge funds, gold silver,stocks bonds and various other business to include car lots,pizza joint,construction business,pawn shop,and other things i am to embarrassed to mention.

On one of the Bigger Pockets Podcast's (sorry, I can't remember the show) the guest said this about investing, "if your not embarrassed by your offer then your offering too much."

@Alan Pederson you may want to try this approach rather than just being ambiguous and noncommittal whIch can mIlItate theIr mistaken belief that you don’t know what your doing and lead to further embarrassing situations

So not to say that I haven't made and had some low offers accepted but this is the first one where the seller gave me an asking price and I went well under it. The home is a potential flip so I want to make sure there...
