The radio example you shared really drives home the point: what works in one market might flop in another, but the key is not being afraid to pivot and learn from it.I also really liked your point about keeping the reps up.

Contact wholesalers and maybe do some digging of your own via driving for dollars. 

Im open to conventional financing or seller financing.To find properties, you can network with local agents and brokers, join local real estate investment groups, use online platforms like Zillow, Realtor.com, and Redfin, send direct mail campaigns, drive for dollars, network with property managers, and explore seller financing.Good luck!

The demographics and map data don't take the students into account, but they're really what's driving the market.Low property values and ever-increasing student rents are a recipe for a market when you can pick up a duplex in decent condition for $150k, and rent it for $500/bed (that's an EGI of $36,000 annually for a 3/3 duplex).

And we typically only get 4 to 5 snows a year that require the drives to be plowed.
