Maybe it will be a good number maybe not, but really I want to form a relationship with them and eventually try to workout a line of credit for future deals.I plan to provide a detailed folder with the current project start to finish, and show them the numbers from the BP calculator and how I worked the entire process.

A lot of properties look good with pro forma rents, but if the actual rents are low you may end up having to put a bunch more money down to acquire a property.

I'm reviewing an OM for a 12-unit Class A property and the T-6 annualized expenses has the property insurance at $7,068 ($589/unit), but the Broker's Year 1 pro-forma has the property insurance at $3k ($250/unit).
