Even with the new retal income lenders are denying the heloc due to the tax balance despite providing copies of the agreement and letter from the department of revenue which says I am current on the agreement.

As interest rates have gone up, it is much harder to buy "retail" and get cash flow.

What you are proposing is theoretically possible but depends on (1) how good of a deal it is (2) how much assignment fee spread there is, and (3) if the buyer the realtor is bringing is paying retail or also looking for a wholesale price.

If you somehow were told by someone that the building was still crazy here, you need to call the county building department and let them correct you. 

I know two different folks at the city said it is, but you tend to get a different answer within the city departments based on who you call and what group you call so just want to make sure there isnt any grey area here.Thanks!

They didn't have to wait a year or more for building permits and jump through so many hoops with the building and planning department.

@Rick Baggenstoss Yes, i have seem some quality property bid up almost to retail. and it is always the same 5-6 bidders that you see dominating the winning bid.

One thing I'd think about is that some of the retail products which do this seem to be useable in a 1031 exchange and some not, so I'd keep that in mind when selecting what to invest in, if 1031 exchange is part of your strategy.

Especially as a retail buyer.

But may get a 5-10% discount (from what you would pay retail) or more on a loyal sub they work with.
