Since I get almost daily messages regarding small multi-family opportunities in Charlotte and find myself repeating much of the same information on the phone during intro calls, I figured I would go ahead and put my experience into writing for others who are doing research.

The average time to flip a home is 6 months --again averages, but with a solid network and referral partner you can find incredible deals that are far less price than $250k (like $70 - $90k) and average profit potentials over double from the 20% average example, pending on extra hands provided for your daily research.

If rents don't keep up with inflation, owning multiple properties in such locations won't matter because buying power decreases daily.

I'm looking at AirDNA and I don't see those daily rates or Occupancy levels that low.

It sounds like you might already be aware of this, but the only time you can put a rental property on a Schedule C is if you provide those "hotel-like hospitality services" that you mentioned, which means things like not just cleaning between guests, but daily cleanings during guest stays, and/or providing them with things like meals or entertainment during their stay. 

If I don’t have a few inquiries daily I automatically assume something is off with the listing.
