The key is to interview your PM and make sure whoever your direct PM will be is on-point. 

I imagine there is not much of a relationship with the turnkey service after the sale and I would deal with the PM and Loan company directly.

I tell people if they can match their current rent or do better then it's likely worth it, but you may need to get creative on the cash flow part if you only plan on living their a year or two.

For your scenario, a DSCR loan could work well if the property’s projected rental income can cover debt payments, but most DSCR lenders don't include renovation costs directly.

There are programs to find solds so that would be a good idea but an agent can pull directly from the MLS.

@Chris Clarkson, having a partner can complicate things for sure if you're not united on direction. 

Sometimes I have even directed troubled tenants towards assistance programs (such as single moms because there are a lot of programs for them specifically in my area especially).
