Mainly LMLO's are rare, almost non-existant.  

But if you have an owner-occupied policy while not actually living there, then you don't have the right insurance and may not be covered.

That means I'd be covering a significant shortfall every month.

If you discovered the issue before paying for the appraisal that could hopefully save some costs (in case the appraiser is with the wrong AMC).Pre-vetting with the lender on rental history/AIRbnb/1007 as well as seasoning could help. 

From experience, I’d recommend getting pre-approved, improving your debt-to-income ratio if needed, and researching local assistance programs.

Since all parties are willing and cooperative, still use an attorney to draw up paperwork that covers all contingencies and all parties' interests.You'll be glad you did. 

If you don’t, maybe work with or for an existing company first for awhile?

Personally, if I were to sell the stock, I would buy more property, not pay off the existing one.
