I'm in escrow on a house 3bed 2bath with 2car grarage which we plan on coverting to ADU, for the ultimate house hackbefore aprasal and inspection we made an official offer at 630k. home inspection results had good foundation and plumbing, but roof needed to be replaced in a couple years, electrical needed upgrade, and we want to remodel kitchen and bathrooms to more modern style.we made counter offer at 620k and not sure if this a good deal. 2 comps from the appraisal range 640k - 670k and in the last 12 months 62 comps from 520k - 755k. the Plan is to rent out both rooms for a year then rent all afterwards and hopefully have the ADU done also. thanks everyone

He put in numerous offers up to $330k and didn't get a counter offer. 

She didn't feel comfortable counter-offering either.

So if you are considering a drop in rent, you have lots of room.They may even come back with a counter-offer more to your liking but as long as they are on month-to-month, I would continue to show it.But do the inspection and see what the problem is, one year on a paint job is not a good sign.

My agent called the appraiser and it turns out he only received the initial offer (which was for that lower price) and not the counter-offer which agreed upon a price $10k higher.

You have the option to get it under contract by accepting their Counter offer.

I have several offers in on properties throughout Philadelphia and know for a fact that I'll get a few accepted or counter offers close to my desired purchase price.

The the seller may counter offer if they are not too fond of the figures, but they would not have to revise anything.

If its a place you really want I think paying an agent out of pocket is a good idea but you should pick a property that has a high likelyhood of success in securing at least a counteroffer.
