One thing I forgot to do was jack up the pricing to account for the 15% commission, but I've since corrected.

Hi Weronika, My Fiance and I currently have a MTR and found a lot of success with corporate leasing companies.

Specifically, the cost to have it corrected is now a known material fact. 

@Kyle Cross, correct me if I'm wrong, but I think maybe what you're getting at is potentially pitching to your parents that you would like to take a shot at personally managing the units to gain experience and some form of compensation.

They will not finance new construction correct? 

You are absolutely correct - I have never done this exercise. 

No income statement,  no balance sheet, nothing that can give you correct financial picture. 

So then you can add several properties under that same LLC if in the same state correct?
