While I don't see it on the IRS tax information, if I remember from the conversation with him, I think you have to buy properties that need significant improvement. 

We have conversations with banks that they won't/don't have with regular investor.

The conversation started "We have been very clear on solicitation another student (who I had met 2 hours earlier and whose English was so bad I could barely understand him so shook my head when he spoke when we don't understand but want to be friendly) told me you and him are opening an LLC and recruiting other students."

You might want to join groups or forums specifically for private lenders—BiggerPockets is obviously a great place, but local REI meetups or masterminds could also help.Also, consider sharing insights or case studies from deals you've done (if you're comfortable) to spark conversations.

Conversely, if you invest on the east side of Cleveland, your numbers could show impressive cash flow.

I am not an expert in any areas of lending, but I think the best idea is to talk to multiple lenders and polish your conversation.

It would be a great conversation to have with your tax advisor and financial advisor for the solo 401k.
