If you are very beginner, then make sure you know all different terms (ARV, AIV, ROI, etc).

It only happened once, so you have no evidence that this is anything but an honest mistake that's been corrected.The bigger concern is the 583 credit score, because it shows a pattern of financial mismanagement.

I have some lined up but will need more so I appreciate all the feedback/concerns as I start to shop it around. 

I'm concerned that the delay is because of the holidays and I wont' be able to get the tenant out until the beginning of 2025. 

Is this feasible to start as a REI beginner?

Unless I missed it throughout the episode, I do not recall them ever discussing how you cover the cost of property repairs and capital expenditures if you are not concerned about the property making extra money each month.

I guess my biggest concern being new is what angle/s can I use to convince a  potential client who doesn't  know me to use me.  

Realize the competitive market makes it a challenging market for beginners.
