Those concerns are totally valid.

Property values have been appreciating rapidly in recent years, and the city’s population has started growing again—a trend we haven’t seen in decades.I’m also based in California and have been investing in Detroit for several years, so I understand the concerns of out-of-state investing.

Therefore the concern I have is people are giving them their money and they are giving dated and unrealistic advice.

But, the parts that would concern me the most are the unknowns after the fact.

Yup half of these ideas are OLD NEWS  I never equate Texas and low tax's LOL also my concern with build to rent subdivisions is not the rent or the first 3 to 5 years but the exit in 7 to 10 years which is average hold time for investors.. 

However, a lot of concerns can be mitigated with looking at their past rental behavior in a lot of different settings.

We now have enough manpower to provide more attention to our clients if they have questions, concerns, or issues along the way.
