I've done a lot of roofs in my day and the only one that cost close to $5K involved tearing off wood shingles, putting down plywood decking and radiant barrier and then shingling.If the roof is already leaking it's going to lead to damage to the roof decking, insulation, sheetrock and interior wood.Probably cannot adjust the price up for the roof as a roof over their heads is about the bare minimum that a buyer is looking for in a house!

(drains clogged, water backing up into the garage and garage door kicked in and a broken door frame, several shingles uprooted from high winds, smoke damage in the living area). the seller agreed to fix the drains and leaking pipesor the first 1000.00 worth of damage. let me know if i am still being foolish, my realtor has told me that we were out of contract, and i should have no trouble getting me earnest money back, however i must go to early mediation to do it. i am confused and scared a little now?!?!

Where there is an intentional "intrusion" in the normal flow of shingles, like a vent stack, chimney, skylight (I hate them) etc.The problem is a leak in a roof is FINDING it.

Bear in mind also that ALL child labor laws apply, so you can't have your 10 year old hauling bales of shingles up on the roof.

We had an air powered tool to help take the shingles off but, it weighs about 75 pounds and you get tired pretty quick holding it up and it vibrating you to death.
