I live in Los Angeles so will be investing long distance. 

I highly recommend them to anyone looking for a team that really takes the time to understand your goals & offer expert advice to a beginner on how to get started investing from a distance.

Nashville should certainly be there - regs (but well regulated, predictable) and is the favorite trip for pretty much all SEC Schools (best city by far in SEC, drivable distance, Vanderbilt sells out typically >2/3 of the stadium to opposing fans, etc.)

Dont listen to a long distance investor who got lucky  once or twice. 

My philosophy will likely be to target lesser desired areas that are still an easy commute to the Clay area which 481 goes through. 

Don’t let distance hold you back no matter where you go. 

And then adjust for the growth in prices across time OR/AND adjust for price difference across distance if going a little further out than ideal.

We are pursuing a house hack (fixer upper) and turning the basement into an ADU which we rent on Airbnb.I had a theory that Airbnbs that performed needed to be walking distance to a metro.

I'm not sure I'd have a PM oversee another contractor but I would probably have them involved at some level especially if you are working long distance.

Well, if you are within walking distance of coffee shops, restaurants, and Astoria Park and just 20 minutes from NYC, only one thing can make homeownership more special.
