We don't require a contract for each door unless it is set up as a condo. 1 months' rent is a little steep but it will depend on the local commission structure.

A couple of points:1) Do not listen to a commission based RE agent or mortgage broker who recommends that you spend more of your income on housing compared to what is financially responsible for you to do.

Eventually if you scale up beyond 20 to 25 properties either you will hire in house folks on payroll or some sort of a hybrid commission including pay basis or you will end up having to hire a PM.

You still have to run comps on everything, determine construction costs & estimate ARV, carry & commission costs, etc to make sure that deal in that market makes sense.
