Vs investing in say Index funds they go up and down like a roller coaster and you get no monthly dividend.  

Pricing on treasury's has somewhat "stabilized" for the moment after the roller coaster ride so maybe it will stay cheap for a while. 

@Miranda Simon,Just remember-- real estate is like a roller coaster.. some months will be amazing, easy and very low stress.. 

I think the Annual Total Return is more of a roller coaster ride for cities like Phoenix and those in Florida vs. what you see in Austin with the consistent steady rise. 

I am a Milwaukee Wisconsinite and sometimes it feels like the West coasters lack appreciation (heh, heh) for the flyover states.

We had vendors coming after hours, working until 9 PM to finish work (at no premium/extra charge), got the pest control crew out to clean up the ant situation 24 hours prior to our first guest arriving, had our cleaner obsessively coming by to sweep up dead ants, just an absolute sprint and roller coaster of emotions to the finish line.But those first booked felt so good!

With the roller-coaster in rents from the STR game (for example, my Oceanside place did $20k in July and $1400 in February) I would just want to make sure that you structure a monthly debt bill that is robust enough to ride that wave confidently!
