There are certain brokerages that act more like true w2 employers, but for the most part you will be managing yourself.

I'd recommend working with a good strong property manager that lives in that area that can check on them.

Also do research on what's required to properly manage a LLC so the veil cannot be pierced. 

If there is a property manager, your success rate is going to be very low.   

Consider reaching out to a local Rental Owners Association to connect with experienced hosts, gain valuable insights, and access resources that can help you navigate property management more effectively.

They develop, they build, they finance, they property manage, they will have HAO, cleaning crew etc. etc. etc. so the subsidiary companies make money every step of the way.From investor perspective: The investor pay $15 K to reserve the right to purchase 25 multiplex over the year of next 5 years. 5 each year.

The key is building a reliable local team—property managers, realtors, and contractors you trust.
