Municipalities changing ordinances has been problematic for STR investors, something that has transpired in my beachside location of Florida's Space Coast.

Changed the cash deal to a mortgagee, would only fund $179,000 of the $190,000 (appraisal came in at $202,000) for cost of house, and then wouldn't fund to a partnership, only an LLC or corporation.

They have changed their name in last 1-2 yrs hence you are not able to find anything.

So I changed my approach from slacks and a tie and "Hi, I'd like to help you sell and buy" to shorts and casual - but nice - button down shirt and "Hi.  

It seems the company model has changed a little.

As you start changing HVAC, windows, etc your budget certianly goes up.

If you compare the sales pitch between Next Level Equity and Goodin Development  you'll hear a familiar tune with the names changed to protect the guilty.

Check with your municipality about how property taxes will change when you buy the place.
