.- Cabinets look good but I'd get rid of all the clutter above.- Take all the cheap prints off the walls.

If anyone has any advice on starting construction, good place to find cheaper trim, doors, cabinets LVP etc, or even people in the Minneapolis/north metro that you would recommend for the job I would love to hear it.

Construction is great, but flipping has dozens of moving parts simultaneously, with hundreds of elements to manage.

Some may not have liked the forum post (this one), but every post I start (and there have been a lot of them, some with hundreds of pages and some with none) is a portal for a conversation.

It actually isnt horrible depending on how much your taxes and insurance are, and if you are willing to buy the rate down to make cash flow within a few hundred dollars of your existing mortgage.  

And as I've said here a hundred times, say you pay for the materials, i.e. $3000 worth of tile, $5000 worth of cabinets, $4000 worth of appliances.
