We're building an addition onto our primary residence and have a choice between adding one 8x12 master bathroom or splitting that same space to have 2 en suites (each 8x6), with one coming off the master bedroom and the other coming off another bedroom.

Just ensure to complete necessary due diligence - this can include, but is not limited to, title search, property inspection, appraisal and/or survey. 

If there are certain areas that you're looking where there aren't any four Plexes, consider building one.

I am an out of state investor.How have dealt with this issue>Neal Schadler There are multiple property managers in the "build your investing team" section that can help here. 

Additionally, in Co-Living the property manager walks the property once per month to deliver toilet paper & cleaning supplies (aka property inspection). 

I've never spent money on inspections/environmental before having the property under contract.
