he wants it broken down specifically (repair, supply, maint., rent , etc)  is this normal???   

Many have broken links, dated information, or just loop back into their department homepage, thus making it rather difficult to achieve the whole goal of having tax sales in the first place!

Tenant is also responsible for all landscaping.I covered the cost to repair the valves and now tenant is asking me to pay for excess water usage due to the broken valve ($700-800).

So i suppose it really did work, just not how i planned. ok, we have long-term tenants as none have ever broken the walls or tile in showers and baths.

I am sorry, I have 0 sympathies for that racket being broken.

Ex: If a tenant calls up to complain that their drain is broken or running slow, or that a light fixture needs replacement, or to spray the Apt with insecticide, or to fix a broken door-lock or window frame, or anything of the like such as the fast repairing, touching up, painting & cleaning needed during a turnover between Tenancies...

Please keep in mind if you do it, make sure you or your PM is checking the games (i.e. making sure all pool balls are present, and sticks are not broken, etc).
