If you dont have time, sure, dont bother.

I try to get by once a week, just to make sure things look ok, but I don't like bothering my tenants if I don't have to.

This bothers me a lot. 

Why bother , to either carpet or LVP flooring the tenants will basically have to move out all their furniture . 

You will bother a ton of people NINE times just so you can MAYBE make a dollar of of someone.THAT is why you should not follow up 9 times.Also, anyone that shows you data that 9 times of follow up is the way to go.. seriously come now...

It really doesn't bother landlords...The main risk for you is if you pay out a commission, but the tenant defaults before you recapture your commission amounts.

Most people will not bother to read your post when it rambles like that.

You'll have so many more grout lines and that is where the maintenance issues are.To be blunt, it sounds like you don't have the funds to do this right, so why bother?

I will just say that if your bother puts any money in, and it's a long term hold, he should be cut into some part of the profits you generate.
