On the other side the "devils" are section 8 tenants who don't keep their property clean or in good repair (holes in the wall / broken doors / damaged cabinets / etc.) and seem to be the black sheep of the neighborhood.  

A minor correction I can see happening but without the "black swan" type of event, I think we're on an upward trajectory for another 5 years or more.   

OK you take two lumps of sugar in your coffee and I drink mine black. 

The more parties and layers you get the more the white turns to grey and then fades to black.

Just make sure they are hand written on both sides with the biggest black Sharpie you can find.
