Anyone else having problems with LMHA Section 8 in Toledo???
22 November 2024 | 9 replies
This Spring the inspection scheduler "Beverly" retired and the whole program moved to a 3rd party contractor out of California who now handles scheduling (with the expected miscommunication and inability to make quick decisions resulting).I have been a supporter of LMHA and the Section 8 housing choice voucher program here in Toledo, Lucas County, Maumee, Perrysburg, and surrounding areas but the program really is now costing far more than we get out of it.

As the great philosopher once said, "mo' money, mo' problems".I think the reduced leverage plan is a good choice to free up some DTI but obviously the extra fees on DSCR could start to add up a little.

Why You Should Stop Talking About Quitting Your Job Before You Have Your 1st Property

I listened to some of these gurus (including a few people on BP) about acquiring doors to have "financial freedom" and bought 2 Class C properties in Indianapolis, not hating the city just my choice of property purchases - that cash flow on paper has turned out to be -$300 to -$500 a month.

New and exploring Syndications

I would say these are not deals for a retail investor.Regarding investing in syndications, its really a personal choice of being passive and trusting people when real estate is not your specialty - similar to stocks - I do not manage my stock portfolio because I am clueless on it and my wife is 1000x smarter than I am and manages it.

Separate credit cards for each airbnb? Or is that complicated to track?
20 November 2024 | 13 replies
Hey @Ana Mills, this ultimately depends on what your current portfolio looks like, your entity structure, and your plans to scale or not.If you have a few STRs and no plans to grow, it's beneficial to have separate bank accounts and credit cards for each property. If you plan to scale to 10+ properties and hold each property within it's own entity, maybe just a checking account per entity and keep some credit cards at the holding company level.

I am wondering about a "sewer scope." Thoughts?
25 November 2024 | 18 replies
Lost rent from vacancy could easily be several thousand...so, by time you add it all up, it's easily possible for a sewer line replacement to end up costing $40k+ if it involves those types of ancillary expenses. To me, spending a few hundred bucks on a scope to prevent a $40k+ capex on a property worth over half a million is one of the easiest choices I make in the world of REI!
