We also didn't do remote check in and handed them the keys and met guests personally so I have a theory that guests behaved due to actually attaching a name and face to the property they are staying in.

One person on the lease has a previous offense for a shooting at another location in town, and I suspect others not on the lease may behave similarly.

Tell them the offer is there with an end date and state that they seem to be having problems getting an offer to stick due to the condition of the building and the price.

Another thought would be having any funds held in escrow put on hold (so the owner does not get paid) until the owner has the tenant vacate the property.

Hello everyone,Long time member, first time poster.It’s a long story and I’m writing this on my phone so I’ll skip some parts.Current residents in one of my units are not actually on a lease (mom is on lease but moving out leaving daughter there etc)I’ve already talked to them letting them know we will need to have a new lease signed with everyone living there to be on it.During our conversation, it was mentioned that one of them will be having a surgery soon and will be in a wheelchair for a while.They requested I add a ramp to the house (this is a double width mobile home).So my question is, do I have to add the ramp?

This at least reduces the risk that you will be having to pay a lot out of pocket to cover a low appraisal.
