You said a “little” money, so bear in mind if you transfer that into a self directed account the annual contribution limits are $7k plus $1000 catch up over 50 so it may take a while to get it to a point where you have enough to invest in real estate.

LLC is for asset protection and has no bearing on your taxes.

We did this a few months back with a tenant and has worked out fine.... there are of course a few things you must bear in mind that were safeguards for us:1.

I had my buyer lined up and we did plan on selling the LLC from day one, so I gave it a fitting name that would compliment my buyers parent company which was Brown Bear Construction.

Bear in mind an unscrupulous tenant can reverse months of rental payments long after they're gone.
