I know many people believe they've been doing this so long there's nothing to it, but in my opinion, based on years of fixing title problems caused by errors in searches and title exams, nothing could be further from the truth. 

You can do it, not do it, deny it, agree with it, write it out on paper and ball it up and shove it - that's up to you, but it's the truth and there's no way to change it.

I've called back landlords and asked why they had given a good report only to find they were afraid of getting sued so didn't tell me the truth.
