I know the typical value add on a SFH is to fix up kitchens and bathrooms, and forced appreciation with ADU’s or new bathrooms and bedrooms, but how can you do this in a MFH?

The social peer pressure among the group will usually force them to figure out problems/drama that otherwise would be much harder if they're not in the same social circle.

Do I ignore them until some legal proceedings force me to stop doing it as STR?

Syndications start off with a lot of unspoken ifs… if we can force appreciation, if variable rates don’t go up, if no unexpected surprises as to the estimates we based our proposal on, etc.To me, the biggest flaw in the single point IRR analysis is to ignore the risk of being a passenger on the bus with a syndication in the first place.

Long story short, my portfolio's equity has grown to the point where the return on equity is so low that it has forced me to consider selling my 14 unit apartment building. 4 years ago when I bought this property for 445k and I dumped in 200k and has performed incredibly well and rents have grown, the building is now worth around 1.1M.

No decision so far.Personally, I think the real logic of the FCAs review is to force investors into REITs if the investors really want liquidity.
