@Rene Brodowsky appraisers, like most workers, will take the path of least resistance if allowed.Appears they are using an AI system to valuate your home.As suggested already, you may want to request an actual appraisal, which you will have to pay for, and send your own comparables to Huntington Bank to try to guide the appraiser.Otherwise, you may need to try a different lender.

I purchased the project mid flow for a discount and completed it with the builder.The Appraisal: The 2025 property tax appraisal we received went from 1.66M to 2.43M (46.4% increase).

The man selling said he knows he will lose money on the deal as the property already appraised for $560,000 but would love to get a young investor like myself into the game since his son did not end up sticking with it.

Unless you somehow manage to increase the ARV of the properties by like 50% each, within a month of purchase or something, and then instantly refinance and move on to the next one, which also appraises 50% higher than purchase almost instantaneously, allowing you to keep the refinance-out train chugging along, I just don't see how this pencils out.Can someone who has a better eye for these things spell this out for me?
