On top of an already steep monthly (that does include cable, internet, snow removal, amenities) it definitely makes me re-think my strategy! 

But I don't provide any personal bathroom amenities (i.e. shampoo), and my guests are aware of that.

While some guests might not treat it the same way, providing amenities like this is a chance we take with Airbnbs.

For me when I'm estimating rental income I start by looking at the area for active listings <40 days old with similar characteristics to the home you're looking at purchasing (trying to find same bed/bath count, and same amenities like in CO homes with a fenced yard do very well because everyone has a dog).

Some of our properties away from the beach perform better when there are good amount of amenities available, like a large lazy river, tennis courts, access passes to local golf courses are a big attraction for guests.
