In 2009, when I bought my first rental property in Virginia that gets heavy use (4-6 adults), I bought a used white ice maker fridge for $300, a used front load washer and dryer pair for $700, used otr microwave for $100 and kept the existing old white dishwasher, oven, furnace, ac, hwh.

Over the years I became more and more involved with some of those people and as an adult started taking them to lunch to "pick their brain" (Not my favorite term but you get the point).One of these Gentlemen I have continued to meet with and give him updates on my business.

Do not risk your property by foregoing a background check for all adults who want rent from you whether its MTR or LTR

The kitchen offers sleek stainless steel appliances, a spacious kitchen island complete with seating, a large pantry, and an adjacent dining area that provides plenty of space for entertaining.

I worked for a company for 8 years in a home that was for developmentally disabled adult men.

Walk around the house naked to encourage adult children to not move back in.

Possibly they are waiting 30-45 days after full transition before they begin entertaining price reductions.  

They aren't tax savvy and neither are high income earners (both very low income/retired) and won't really entertain any savings strategies.
