I had high hopes for buy/hold-BRRRR hybrid but now after the first month of the tenants not paying rent, those hopes have been dashed.

Here's the dream: buy 10 - 30 acres near / around Chattanooga with the intention of placing tiny houses or small cabins to rent out to adrenaline junkies.

But most people have partners or employees when they get to that size and then it takes a lot more doors to get up to $10,000 a month when you need to pay other people to help you with the work it takes to acquire and manage so many units  The reason I am writing this is not to make anyone feel bad, or dash your dreams.

If I had to I’d walk dogs, babysit, door dash delivery my way to enough extra cash to make another payment or two or 3, and not take the 100k discount just because it’s hard.
