This person sounds like they're in a bad situation and it's admirable to know you were patient and treated them with respect nonetheless.  

If you have nothing to bring to the table, you're left with no option but to beg and grovel for help, and the only people you'll attract are bottom feeding slugs who want to use your doe-eyed admiration to make them feel better about themselves.SO... the first question you have to ask yourself is, What do you have to bring to the table?

I admire you are willing to do just about anything just to get involved and educate yourself. 

If landlords could operate without the handy cap of emotions, which in your case you managed admirably, there would be almost no stress in this business.Congratulations on handling your tenant.
