@Thomas N.I've used a clause in my lease to the effect that "tenant understands and acknowledges that the fireplace is for decorative purposes and is not functional."  

Execution of a quitclaim deed is relatively simple, and requires little more than both parties signing the deed and, if required in the state where it is executed, having the deed notarized, acknowledged before a notary or with a jurat signed before a notary.

Many experienced investors don't have time to help each and every one and surely in the past they might tried and people just vanish and don't even respect their time and acknowledge. 

It's very hard to make someone buy something they don't want to buy, and you've already acknowledged there is an inspection contingency and that the house has had major flood damage multiple times in the past year (it's not difficult to find a $1500 material defect) . 

We have another friend who is a long time realtor however he acknowledged that he is not familiar with investing and doesn’t have connections for off market properties.

Form an addendum that Jack and Jill sign where Jill acknowledges she will be taking over for full rental payments, damages to the property, and security deposit (would not recommend giving half back to Jack you could argue this would cover him getting of his lease agreement early).  

I strongly recommend it and make them acknowledge my recommendation.

I'd like to charge at least something to acknowledge they did not take reasonable care of the unit.What do you think?

The seller seems to have acknowledged that by accepting such a low offer.
