Cost of living, taxes, etc, are all lower, and there is a strong rental market especially in our South City area where there are top med schools, hospitals, and a booming tech industry. 

I live, work, and operate in a traditional vacation market and a booming up and coming city, Tampa FL.

A few hundred bucks a month in cash flow day one (but not much appreciation over time because you have to buy in a worse location to get that, your property value might increase enough to just barely keep up with inflation or may even be negative because these markets are historically boom/bust)or 2.

I know the covid boom treated STR investors quite well however I am under the motto of, "no better time like the present".

On the other hand, if you're looking for appreciation, Columbus is booming with population growth and a strong economy. 

Someone bid the home above market price and over bid us, as the real estate was in boom.
