On most I would agree but while your absolutes may be what works in your area, finishes are regional in nature.

Another point that I forgot to note, this will be a sales director position covering the midland area and surrounding regions, so I will be frequently traveling to midland for customer meetings and team meetings (2 times per month typically)!

I'm not sure if DSCR limits the number of structures per lot but if so, and you are indeed talking about multiple structures on 1 lot, I think that a commercial loan from a local/regional bank could be a good fit if DSCR won't work.

I would go for a midsize regional bank, with a Federal lending Cap limit of say $10mm or higher.

There's literally anything and everything, so to compare it to other good markets for house hacking is difficult due to the fact that other 'good' regions usually come with less job options and therefore in my mind are less secure.

I think @Charles Parrish and @Al Wilson are right on the money with the "auction fever" advice, I've felt it coming on myself and luckily haven't given in, but as far as what Charles mentioned about getting in there prior to the actual auction date, that is something I've not put much effort into myself but know other very experienced people around here who've tried that one every which way they can think of and maybe its a difference in state laws or just common practice amongst the local/regional law firms handling cases here vs there, but they've all hit a big brick wall n matter what method they tried and were just told "wait for the auction day".

Hello Bigger Pockets Community,My fiancé and I are beginning our real estate investment journey but we live and work in one of the most expensive markets in the world - even though we are 20 minutes from San Francisco there is not a property in our city listed at under 1 million (yes). So I recently took a trip to Costa Rica for the sole purpose of identifying regions we would like to invest in and ended up finding a fantastic little condo for our starter property.

The Pocono region is a fantastic choice for an STR due to its appeal to tourists throughout the year.
