I am trying to house hack a 4 unit multifamily (FHA 3.5% down, owner-occupied, rent other rooms) in San Francisco or Los Angeles and could use a bit of help starting out!

I had talked to one particular group on a property of ours in San Antonio, but after about four or five houses and they still did not act like anything would fit then I pretty well gave up on it. 

As a reminder, the San Antonio City Council approved new STR rules (you can see my post regarding this here!). 

I live in the San Francisco Bay Area and acquired 2 properties (one SFH solely owned and an apartment complex, co-owned with other investors) pre-2013.

Now, I have been successfully investing in the San Antonio market since 2019 with 6 rental properties in my portfolio.

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is expected to be higher, you may consider an umbrella insurance policy.

Their current turn over time is 3-4 weeks in San Jose.
