.😊  I calmed down and re read the contract again trying to figure out what  to screen grab for you and found that the home inspection clause box IS checked- which discusses inspection for material defects.

Re-read your statement carefully - the word "presume" should make you stop & think (and if it doesn't - I'm telling you to stop & think about it).Ultimately expenses are allowed if you incurring those expenses is reasonable and necessary to carry on a profit making activity.

Re-read paragraphs 14E and 14G of the CAR Residential Purchase Agreement, titled "Notice to Buyer or Seller to Perform" and "Close of Escrow."
